Terms and Restrictions

1. The "Buy Now, Refi Later" Program offers qualified applicants a refinance option with no lender fees.

2. This Program does not guarantee that either the borrower or the property will be eligible for a refinance, nor does it ensure a lower interest rate or payment from Community First Mortgage of Michigan, LLC.

3. To qualify, applicants must apply and be approved for a home purchase loan with Community First Mortgage of Michigan, LLC. between July 1, 2024, and December 31, 2024, and must close on the new loan by February 28, 2025.

4. The refinance must be a first lien, rate and term refinance (no cash out) of the same property, paying off the original loan from Community First Mortgage of Michigan, LLC. The refinance must close by February 28, 2027, to qualify for the Program.

5. Both the borrower and the property must meet all applicable underwriting guidelines and closing conditions in effect at the time of approval.

6. The borrower must have made at least six consecutive on-time monthly payments on the purchase loan before applying for the refinance.

7. The Program waives or covers only fees paid to the lender, including origination, processing, underwriting, administration, or funding fees. It does not cover fees to reduce the interest rate (such as discount points and buydown fees), or fees paid to third parties (such as tax service fees, wire fees, appraisal costs, credit report fees, settlement agent/attorney fees, title insurance fees, escrow, notary, or government fees). Additionally, the Program does not cover property insurance costs, flood insurance costs, property taxes, or escrow account funding costs.

8. This Program is only applicable to loans originated through Community First Mortgage of Michigan, LLC.
